Twice-a-year tune-ups that keep your system running clean, quiet, and efficient. Catch small issues before they become big repair bills.
The fastest way to shorten the life of your HVAC equipment is to ignore it. Dust builds up on coils, capacitors weaken, belts crack, drain lines clog, and refrigerant slowly leaks — all while the system keeps running and your energy bills quietly climb. By the time something fails completely, you're looking at an emergency repair bill that could have been a $79 tune-up.
Mears Mechanical offers straightforward maintenance plans for residential and commercial HVAC systems across the Treasure Valley. Our program is simple: $79 per unit for a comprehensive seasonal tune-up, or $149 for a paired indoor/outdoor system. No contracts, no hidden upsell games, no "club memberships" with fees you forget about. Just solid preventive maintenance that keeps your equipment running right.
During a cooling season tune-up, we clean the condenser coil, check refrigerant charge with superheat and subcooling measurements, test capacitors with a meter, inspect contactor points, verify amp draw on the compressor and fan motors, clear the condensate drain, check the evaporator coil condition, and test the thermostat calibration. We also inspect electrical connections for heat damage and tighten as needed.
During a heating season tune-up, we inspect the heat exchanger for cracks or corrosion, test gas pressure at the manifold, run combustion analysis to check CO levels and combustion efficiency, test ignition sequence and flame sensor microamp readings, inspect the flue and venting for blockage or deterioration, check the blower wheel for buildup, and verify safety controls including limit switches and rollout sensors.
For commercial customers, we maintain rooftop units, split systems, makeup air handlers, exhaust fans, and refrigeration equipment on scheduled intervals tailored to your operation. Restaurants, retail, offices, warehouses — we handle the full range of commercial mechanical systems.
Preventive maintenance does three things that matter: it catches small problems before they become expensive failures, it keeps your system running at its rated efficiency so you're not overpaying on utilities, and it protects your manufacturer warranty. Most equipment warranties require documented annual maintenance — skip it and you risk voiding coverage on a compressor that costs thousands to replace.
We send reminders when your system is due for service, and maintenance plan customers get priority scheduling during peak season when everyone else is waiting days for a repair appointment.
Free estimates · No pressure · Same-day callbacks
Call or book online. We'll schedule a visit that works for you — typically within a week during off-peak months, or on priority if you're on the maintenance plan.
Our technician performs a full-system inspection covering electrical, mechanical, refrigerant, combustion, airflow, and safety components. Nothing gets skipped.
We walk you through anything we found — worn parts, efficiency concerns, or upcoming issues. No pressure to repair on the spot. You get honest information and make your own call.
We clean coils, clear drains, tighten connections, calibrate thermostats, and address minor issues included in the tune-up price. If something needs a separate repair, we quote it clearly.
Twice a year — once before cooling season (spring) and once before heating season (fall). This ensures both your AC and furnace are ready before you need them most.
A full inspection and cleaning of the unit — electrical testing, coil cleaning, refrigerant check (cooling), combustion analysis (heating), drain clearing, filter check, and a written report of findings. Minor adjustments are included. If a repair is needed beyond the tune-up scope, we quote it separately.
Yes. Dirty coils alone can increase energy consumption by 20-30%. A failing capacitor caught during maintenance is a $150 repair — left unchecked it burns out the compressor, which is a $2,000+ replacement. The math works out every time.
Yes. Most manufacturer warranties require documented annual maintenance to remain valid. Beyond warranty protection, even new systems accumulate dust and need calibration checks after the first year of operation.
